March 11, 2014: they started digging Martin's condo at long last, some 9 months late.

the sign is up, but no finishing date which will be at least one year into the future.

the workmen is on site. By bi faces,

the big drill for the holes for the piles. they only worked for a week according to the neighboring site. Why only one week in 2014 out of 20? Songkran can count for 2 weeks, but what about the other 17 when nothing was done? Some smart arsed buyer had in their contract that the contract will be null and void if construction didn't start before Apr 1st, 2014? That is what Martin suspects.

Piling finished. Why did they start so late in the year? After they had finished the piles, they abandoned the site and nothing has been done since? Only to say that the construction has started?

 

April 1, 2014:
90 000 baht paid - total so far is 610 000 bath. For what?

Martin got an nice SMS from Bojan Prorok. It read:

Hi Mr. Feness. My Admin Department has informed me that, that we haven't received your 4th Stage Payment for
Masters Residence, yet. Please Advice. Thank you, Bojan Prorok.

the construction is 8 month late and the finishing date is put out to 2nd quarter of 2015. What a cheek! And he got a SMS from the bank and an email on the 1st, saying it will be paid in 2 days time. Which it was.

April 30, 2014:
Martin visited the building site and it looks like nothing has been done since they drilled the holes in the ground on Dec 31st.
Coming soon? Big joke. It should have been started in July 2013 and is 8 month late.

Mid March, they put some holes in the ground so they could claim that the building started before April 1st, but since then nothing has been done. As can be seen on this video showing the rusty steel bars sticking up from the ground

April 30, 2014, Bojan Prorok gave Martin this schedule:

2nd Phase of (Pre -Structure Work) will be Footing and Foundations. This will take approx. 2 Months to Complete. We will Start this phase beginning of June/End of June 2014.

At the same time, we are working with Company that will start doing Pre Cast (PreFab) of STRUCTURE WORK (Building Skeleton) 8 Floors, which is fast and quality build in the Factory.

Phase 3 (Structure Work) takes 2 Months (1 week per floor) with assembling Skeleton, on land site together. 

Our Estimated forecast is that by End of August/beginning of September 2014, we will have Structure Work (Phase 3) Completed and then we can move to final Phase, which is Interior Works.

We are still on Schedule to Complete the Building by Maximum (March/April) Q1/2015.

 
July 1, 2014:

4th July 14, Marko Vujic CEO gave this generous offer to one of his customers:

Will refund you minus 25% that we are initiated since you breached the contract If you continue your payments, and by any chance we don't build on time you are then in the right to collect full refund. Marko Vujic CEO

On July 22nd, Mr. Marko Vujic follow up with this courteous, friendly email :

You are one of the most difficult person to communicate with, i am strongly considering to terminate your contract i am getting tired of constantly have to explain myself to you about stupid and useless comments.
I will consulate with my lawyer next week to see the best way to get you out of our company. Marko Vujic CEO

Martin posed 2 simple questions:

  1. Did Phase 2 start in June as stated?

  2. If not, why not?

Too much to ask? Obviously.

Marko Vujic CEO, seen to the left is a real master of building good customer relations.  He really knows how to treat customers. And his offer is really a generous one. As he says:

Has Bojan Prorok gotten the boot? Seen here to the left. It's a pity if true. Bojan is a true professional with an excellent business etiquette, is an honest man and have very good relations with his clients.
On September 3rd,
Martin visited the building site again. Nothing had been done since February.

It looks more than a desert. the one week piling done in February is gone, buried under sand.

On September 30th,
Martin sent this email to Marko Vujic:
 

Mr. Marko Vujic
 

Thank you for answering many questions that I did not pose. My questions are: 

1.    Why didn’t the construction work continue after the one-week rush of piling in February?

2.   Why didn’t the work start as scheduled in June? Per todays date, nothing is done and we are in October.

3.   How could an assumed seasoned manager as Mr. Bojan Prorok be so wrong in regards to the schedule he set up 3 weeks before estimated start in June?

4.   What is the new schedule?

5.   What is the today's estimated completion date?

6.   Why is the project now 15 months behind schedule? (According to received sales material in March last year.)

7.   Mr. Bojan Prorok, will he be back?

a.    If so, when?

b.   It not, why not?

c.    Mr. Bojan Prorok signed my contract. Have you Mr. Marko Vujic taken over all his legal commitments?

8.   “Hans” what does he do? I cannot see anything has happened at the site at all since he was hired. See enclosed pictures.

9.   Today, it is the 1st of October, I have paid my dues.710000 to be exact according to schedule. Why cannot you and Masters keep their schedule?

these are all simple, straight forward questions. You know all the answers to my questions. Please give them to me.

 

Martin got this email from Marko Vujic on Septermber 30th:

Martin, 

We have a agreement.
If you breech it i will stick to it and cancel you contract mins 25%
If you continue to honer it and i don't delivery it on time by any wild chance then you are  the right to get refund composition if you want to extend it etc
the project is due to be completed as scheduled.

Stick to the agreement or i will.

Martin answered:

That leads me to repose my questions 4) and 5)

 He has really nice customer manners. Particularly comparing it to the company's stated philosophy:

This relates well to his "No more question. " statement.

On the web-page that has not yet been removed, http://masterspratumnak.com/index.php?p=m, it states:

the Masters Residence is an exclusive, boutique style condominium, ideally located on Soi Regent 2, just off Pratumnak Soi 6, on Pratumnak Hill, Pattaya. Construction begins in November 2013 and is scheduled to be completed, ready for occupation, by the first quarter of 2015.

2nd October Martin decided to terminate the project. After paying 700 000 for nothing, delays after delays, broken promises and passed numerous deadlines, Martin is fed up with www.mastercrooks.com.
